Flats cheap but upkeep high in Noida Extension

NOIDA: Those who are taking over possession of apartments they bought at relatively cheap rates in the upcoming Noida Extension, face a new quandary. They may end up paying more in maintenance than anyother place in Noida or Ghaziabad. Homebuyers are now trying to negotiate with builders to bring down charges to a "reasonable" level.

While monthly maintenance charges of apartments in areas like Indirapuram is approximately Rs 1.50-Rs 2 per sq ft, charges in Noida Extension are double, approximately Rs 3-Rs 4 per sq ft. This means in a 1,000 sq ft apartment in Ghaziabad, you end up paying Rs 1,500 per month as maintenance, while, for a flat of the same size, you may end up paying Rs 3,000-Rs 4,000 in Noida Extension.

"Maintenance costs in Noida Extension are double of that of some blocks in Ghaziabad. Why is there such a marked difference? People may end up paying Rs 40,000-Rs 50,000 a year as maintenance," Indrish Gupta, co-founder of Noida Extension Flat Owners Welfare Association (NEFOWA) said. "We are now trying to negotiate with builders to bring down the rates. In the long term, maintenance charges are only going to go up, and most buyers may find it difficult to maintain the apartments," Gupta said.

"According to the UP Apartment Act, once a society gets 33% occupancy, builders are supposed to hand over the maintenance to home owners. That way, home owners can decide on their own maintenance costs. But this is yet to happen at any new society where buyers have begun to take over possession. Builders are also demanding two years of maintenance charges at once in advance. In addition, they are charging 14% in service tax. Buyers are agitated, and builders need to address this," said Kapil Kumar, co-founder of NCR Homebuyers Association.

Only when buyers form RWAs and take over responsibility, can buyers find out the true cost of maintenance," said Amit Modi, director, ABA Corp and vice-president, CREDAI western UP.
